What’s the difference between Tenant Placement and Full Management?

Tenant Placement is a one-time service where we market your property, screen tenants, and place a qualified renter. Full management (Standard or Premium Care) includes ongoing services like rent collection, maintenance coordination, inspections, and financial reporting—essentially handling the day-to-day operations for you.

How much do you charge for full-service property management?

Our Standard Care plan typically ranges from 7–9% of monthly rent, while Premium Care is around 9% depending on the property and level of service required. Pricing can vary based on property condition, location, and complexity.

Are there any additional fees beyond the monthly management rate?

Yes, there are a few additional fees depending on the plan, such as lease renewal fees and periodic inspection reports. These are clearly outlined upfront so there are no surprises, and they are designed to cover specific services that protect your investment.

What is the tenant replacement guarantee?

Our management plans include a tenant replacement guarantee (6–12 months depending on the plan). If a tenant we place leaves within that timeframe, we will find a replacement tenant at no additional leasing cost.

What does the eviction guarantee cover?

Our Premium Care plan includes an eviction protection benefit that covers up to $1,000 in legal costs for tenants we place. This adds an extra layer of protection and reduces the financial risk associated with tenant issues.

How do you handle maintenance and repair costs?

We coordinate all maintenance through vetted vendors and communicate with you as needed for approvals. Routine repairs are handled efficiently, while larger issues are discussed in advance so you stay in control of major expenses.

Can I switch between pricing plans later?

Yes. As your investment goals or level of involvement changes, you can move between service tiers. Many owners start with placement only and transition into full management once they see the operational demands.
